There's a greater willingness to collaborate among proptech actors, which has evolved over the past few years. This has led to being taken more seriously, and we have more influence in discussions with customers," he says.

But changes aren't just evident among actors. Kim Andersen has also observed new trends in the real estate industry in general. "ESG is a clear example. It's moved from something we all talked about to something we must now address and report on our efforts. So how do we handle it in terms of systems and processes? Progress is accelerating, and there are many excellent solutions out there. We're eager to contribute what we can," says Kim Andersen.

Focus on Data and AI

The increased focus on ESG and tenant satisfaction is a development Kim Andersen hopes will shape the future of the real estate industry. He also believes data will play a central role in business operations. "We need to use the data generated on properties – for ESG optimization and reporting, but also in daily decision-making. This allows us to benefit the environment, our own values, and those living in our properties." According to Kim Andersen, AI also has significant potential to optimize property companies. "I hope the industry will embrace artificial intelligence because it can eliminate many tedious administrative tasks and make work more efficient and enjoyable. I see a lot of curiosity about this," he adds.

"I started my journey in the real estate industry years ago, and it's always been personally fascinating to me. It's a fantastic industry to be a part of in many ways," says Kim Andersen. "The camaraderie and transparency across the industry are very rewarding. We all share many of the same challenges, and people are incredibly helpful and open to dialogue. So I quickly realized it's an industry I want to stay in."

Today, we celebrate another milestone at the office

Our talented student assistant, Jens Hvid Bay, has completed his master's thesis and can now proudly call himself a Master of Science (M.Sc.) in Economics and Business Administration with a focus on Sales Management.

Throughout his studies, Jens specialized in digital platform strategies, market analysis, and consumer behavior to optimize company performance. His thesis was based on a case study of a major Danish B2B company, where data from interviews and observations resulted in a model for implementing AI in a sales department.

At Propbinder, we are already well underway with implementing AI to optimize and enhance the user experience in our portal. With auto-generated responses for tenants, administrators and operations managers have more time for other tasks. Additionally, we can collect data on the responses that perform best, allowing for continuous adjustments and improvements. AI can be applied across the entire organization, and we look forward to implementing it in other parts of Propbinder.

Jens now continues his journey as a Business Development Analyst at Propbinder. Among other things, he will work on commercial tasks, ensure the best user experience on the platform, and, of course, continue his work with AI.

New collaboration between Resights and Propbinder makes master data easily accessible to Propbinder's customers

Resights is a digital platform providing access to a comprehensive database of property data - all gathered in one portal.

Use Resights to search and compare recently sold properties, and explore patterns in population growth and demographics. Access master data such as ownership details and sales history for assessments and local plans. Gain insights into market data on transactions and rental levels, and track the development of master data and local trends.

Meet Steffen Dax: Propbinder's front-end developer!

We've had a chat with Steffen about his tasks at Propbinder, his role and team, and what else he spends his time on when he's not at work.

A bit about Steffen: He has a girlfriend and four children. Steffen is trained as an IT supporter but has continuously acquired knowledge in front-end programming, which is his primary area of work today.

What does your workday entail? I work on the development of Propbinder, where most of the time I'm working on the front-end, which is the visual aspect of the program – what customers see when they log into Propbinder. There's a fair amount of independent work, but also a lot of collaboration with others in the development team. We constantly receive requests from customers and ideas for new features – it's up to me and the development team to come up with proposals on how to fulfill those requests and implement them in Propbinder.

What's Propbinder like as a workplace? The team and colleagues mean a lot. I enjoy it when we're all in the office. There's a good atmosphere, lots of laughter, and it's nice to work here. We get along well, and that means a lot. Regarding the tasks, there's always something new happening, which is what makes working on the front-end exciting. I get to sit and code, find solutions, and then see how it looks in practice. Being involved in building something up and then seeing it in use by customers, that's what makes sense to me. What I've also learned from working at Propbinder – and in my team – is to seek compromises. You can give input, you might not be right – but we can all contribute to how a task should be solved, and then we solve it together. There isn't one person who monopolizes the solution, and it's nice to have a team where people listen and collaborate.

A few facts about Steffen: His free time is spent with family. When there's time, he also enjoys football and the annual beer tasting with friends. Steffen is Propbinder's ultimate ski bum and he doesn't say no to a good beer, a good glass of red wine, and a night out. In fact, Steffen is probably the hardest to get home after a company event. Steffen doesn't want to go home – he wants to keep going!

Former Newsec CEO Becomes Commercial Director and Co-owner of Propbinder

Kim Andersen, former CEO of the Nordic Property Asset management, Newsec, joins as the commercial director and co-owner of the proptech company Propbinder. Propbinder is today a central tool for property management, administration, and communication for 65,000 rental units.

One year after Kim Andersen, former CEO of Newsec and board member of EjendomDanmark, chose to step down as CEO of the Nordic Property Asset management, he now emerges as the commercial director and co-owner of the proptech company Propbinder.

This move comes with a clear ambition to accelerate the digital transformation in the property industry and to introduce artificial intelligence into property management and operations – including through a data-driven platform where communication between caretakers, craftsmen, tenants, and administrators is digitized within a single system. Propbinder currently has over 65,000 rental units connected to the platform through customers such as Taurus, Newsec, and Alfa Development.

Artificial intelligence in property management

With Propbinder, tenants can report faults and deficiencies in both residential and commercial leases directly to the operational team at the respective property. The same applies to administrative inquiries, which are promptly answered via an AI-generated response, based on the specific circumstances regarding the property, lease agreement, and legislation.

"The use of AI in property management is extremely interesting and opens up a lot of possibilities for better tenant experiences and a more efficient and optimal use of property managers' time and skills. Additionally, the technology also provides access to a lot of data, ensuring a better basis for property-related decisions," says Kim Andersen.

Expecting 200,000 rental units on Propbinder this year

Propbinder was founded by IT entrepreneur Carsten Rasmussen and is a spinout of the communication platform Jublo, targeting craftsmen.

"Over the past few years, we've had the residential part of Jublo as a separate business segment, where we've further developed the platform in close collaboration with a number of property managers, tailoring it to the needs of the property industry today. That's the business segment we've now spun out as a separate company under the name Propbinder, and where Kim Andersen now joins as co-owner and commercial director," says Carsten Rasmussen.

There is a strong desire and willingness in the industry to digitize the entire business. At the same time, there are no other proptech players in the market that embrace the 360-degree digital property suite like Propbinder does. Therefore, the expectation is also significant growth in the coming years, with the ambition to reach 200,000 rental units on the platform in 2024.

The Jublo part for craftsmen was sold in March 2024, allowing for extra focus on the property industry. In addition to Propbinder, Carsten Rasmussen is also the founder of Jublo and the time tracking platform Ordrestyring.dk, which he sold in 2018.
